Before you spend thousands on French drains or pumps, you should look at the dirt around your house. Proper grading is the first line of defense against water intrusion.
The 6-Inch Rule
The International Residential Code (IRC) recommends a slope of 6 inches within the first 10 feet of your foundation. This 'positive grade' ensures that gravity pulls roof runoff and snowmelt away from your basement walls.
What is Negative Grade?
Over time, the backfill soil around a new home settles and compacts. This often creates a trough or depression right against the foundation. When it rains, this trough acts like a moat, holding water against the concrete until it finds a crack to enter. Fixing this is often as simple as bringing in topsoil and re-establishing the proper slope.
